What is a tenant-find agreement?

A tenant-find (let-only or tenant placement) service is for landlords who want an agent to fill a vacancy but not to manage the tenancy afterwards. The agent markets the property, does viewings and referencing, prepares the lease and checks the tenant in, for a one-off fee.

When is the fee earned?

When a tenant the agent introduced signs a lease. If that tenant withdraws before moving in, the agent repeats the service once at no extra charge.

Does the agent guarantee the tenant?

No. The agreement says the agent does not guarantee the tenant's payment or conduct, and the landlord decides whether to accept any applicant.

How is this different from a property management agreement?

Property management covers the whole tenancy — rent collection, repairs, inspections. Tenant-find stops once the tenant is checked in.

Is an e-signed letting agreement valid?
