What is a alarm monitoring agreement?

Alarm monitoring contracts are long-running and are often signed in a hurry at the kitchen table. The disputes that follow are about renewals nobody remembered, false alarm charges, who owns the equipment, and what happens when a break-in occurs anyway. An alarm monitoring agreement puts those answers in plain words.

This template covers intruder, fire and camera systems monitored by a monitoring centre. It lists the equipment, whether the customer buys it or the company keeps ownership, the installation date and the customer's privacy duties for cameras. It sets the monitoring service, an editable response procedure, and response contacts or a contact form. The customer works to prevent false alarms and handles authority permits and charges, with an optional company fee per dispatch. It covers an equipment and installation warranty in months, the installation price, monthly fee, price changes on notice, an initial term with your choice of renewal, notice to cancel, an optional early cancellation charge, cooling-off rights and moving house. A limits section says the company is not an insurer and caps liability, except where the law doesn't allow it.

Tips before you send it

  • Some places limit consumer contract lengths and require renewal reminders. Check local rules before setting the term and renewal.
  • Many police services won't respond to unverified alarms or need an alarm permit. Tell the customer what applies locally.
  • Ask the customer to tell their response contacts they're on the list, and to update the list when it changes.
  • Cameras that record beyond the boundary, or record sound, can raise privacy issues. The agreement leaves camera placement and use with the customer.

Alarm monitoring agreement: frequently asked questions

Does the alarm company guarantee my home won't be burgled?

No. The agreement explains that a system reduces risk but can't prevent every loss, that the company is not an insurer, and that the customer should keep its own insurance.

How does auto-renewal work?

You choose: month to month after the initial term, cancellable on your notice period; 12-month renewals that either party can stop with notice before the term or renewal ends; or ending at the term unless both agree in writing to continue. The company reminds the customer of renewal as consumer law requires.

Who pays for false alarms?

The customer pays any authority charges and gets any required permit. If you set a fee, the company charges it per dispatch, except when caused by an equipment fault or the company's error.

Who owns the equipment?

You choose. If the customer buys it, it's theirs once paid for. If the company provides it, it stays the company's and is collected or paid for when the agreement ends.

Can I sign it electronically?

Yes. E-signatures are generally valid for service agreements in the US, UK, EU and Canada, though some places add notice rules for contracts signed at home. FileIt keeps an audit trail with the signed PDF.
