What is the home purchase offer worksheet form template?

Offers often come together in a rush — a viewing in the morning, a phone call at lunch, a deadline at five. Terms get passed on in fragments: a price by text, the closing date in a voicemail, the washer and dryer mentioned in passing. A written worksheet slows the buyer down just enough to think through each term, and gives the agent a complete, dated set of instructions to draft from.

Page one of this template is the property and the money. The buyer gives their name, any co-buyers and contact details, then the property address, listing number and list price. "Offer price" is required, and "The most you'd go to" is marked as being for the agent only. A yes to "Would you like an escalation clause?" asks for the increment and the cap. Earnest money and the days to pay it follow.

"How are you paying?" then branches. Choosing a mortgage asks for the lender, loan type, down payment and whether there's a pre-approval letter, with an upload if there is; cash asks for proof of funds. Page two covers contingencies — inspection asks for the period, and sale of a current home asks where it stands — then closing date and flexibility, possession, inclusions, exclusions, seller credit, a home warranty, offer expiry and a note for the agent. A closing paragraph makes clear it isn't an offer or contract. Each worksheet is filed as a PDF in your FileIt vault.

The home purchase offer worksheet form, page by page

1 Property and price

Name, email, phone, property address, "Offer price" and "Earnest money deposit" are required. Co-buyers, listing number, list price, the buyer's ceiling and deposit timing are optional. Escalation reveals "Increase by" and "Up to a maximum of". A mortgage brings up "Lender", "Loan type", "Down payment (%)" and "Do you have a pre-approval letter?", which offers "Pre-approval letter" on yes; cash offers "Proof of funds" for up to three files.

2 Terms

"Contingencies you'd like to include" covers inspection, appraisal, financing, sale of a current home, HOA documents and title. Inspection adds "Inspection period (days)"; a home sale asks where it stands. "Preferred closing date" is required, alongside flexibility. "When would you like to move in?" asks for detail unless it's at closing. Inclusions, exclusions, seller credit, a home warranty, "Offer valid until" with a time, and a note to the agent follow, then the reminder paragraph.

Home purchase offer worksheet form: frequently asked questions

Is this purchase offer worksheet template free?

Yes. It's a starter template in FileIt's Forms app, available on the free plan.

Is the worksheet a binding offer?

No. The closing paragraph says it isn't an offer or a contract; the agent prepares the purchase agreement separately.

Is the buyer's maximum price shared with the seller?

Not by FileIt. The worksheet goes to the form owner — the agent — and the help text tells the buyer it's for the agent only.

What changes for cash buyers?

Choosing cash skips the lender questions and offers a proof of funds upload instead.

Can buyers upload a pre-approval letter?

Yes. Answering yes to the pre-approval question offers an upload.

Do buyers need a FileIt account?

No. They fill in the worksheet from your link or email request.
