What is the property tax appeal worksheet form template?

An assessment appeal usually turns on evidence, not opinion: what similar homes actually sold for, what neighbours are assessed at, mistakes in the assessor's record of your home, and problems that knock down its value. Owners who collect that evidence in one place before filing go into an informal review or a hearing far better prepared.

This property tax appeal worksheet starts with the property, the parcel number, the assessed value on the notice and the value the owner believes is right, then the grounds for the appeal. Picking a ground opens the follow-ups it needs: record errors, a missing exemption, or a recent lower purchase price. The comparable sales page takes three to five recent sales, neighbours' assessments and any appraisal. The issues page records structural, water, location and land problems with quotes and photos, and the last page tracks the informal review, the filing deadline, the hearing date and notes for the hearing.

It's a preparation worksheet, not the official appeal form. Each completed worksheet is filed as a PDF in your FileIt vault with its evidence, ready to copy onto your local appeal form.

The property tax appeal worksheet form, page by page

1 Property & assessment

The owner gives their contact details, the property address, parcel or account number, property type and tax year, the notice date, the assessed value, last year's value and the value they believe is right. They tick the grounds for appeal; wrong property details ask for the record errors, a missing exemption asks which one, and a lower recent purchase asks for the price and date.

2 Comparable sales

After a short note on choosing comparables, the owner lists three to five recent sales with date, price, size and how each compares, and can list assessed values of similar homes for a uniformity argument. Listings and records can be uploaded, and an independent appraisal adds its value and date.

3 Property issues & evidence

A checklist records problems such as foundation issues, an ageing roof, water damage, outdated rooms, flood risk, a busy road, easements or unusable land, with a description and cost. Repair quotes, inspection reports and photos can be uploaded, and an evidence checklist shows what's ready.

4 Deadlines & next steps

The owner records whether they've spoken to the assessor informally and what was said, the appeal filing deadline, any hearing date and how they'll file, naming a representative if used. A note reminds them that taxes may still be due on time, and a box holds the main points for the hearing.

Make the template yours

  • Add an income and expense section for commercial or rental properties
  • Send it to clients as a personal link if you're a tax consultant

Tips for a better property tax appeal worksheet form

  • Enter the filing deadline first; nothing else matters if it's missed
  • Choose comparables close in size, age, location and sale date to your home
  • Request the assessor's property record card and check every detail
  • Bring photos of condition problems; they're harder to dispute than descriptions
  • Keep the PDF with your assessment notice in case you appeal again next year
