What is the mortgage gift letter form template?
When a parent or grandparent helps with a deposit, the lender usually wants it confirmed in writing: who gave the money, how much, for which property, and that it never has to be paid back. A handwritten note often misses something, typically the donor's address, where the money came from or proof that it has actually moved, and the purchase waits while the letter is redone.
This one-page gift letter template walks the donor through each piece. They give their name, address and phone, choose their Relationship to the buyer, and enter the Gift amount, the buyer's name and the Address of the property being bought. Lender and loan number are optional. Has the gift already been transferred? decides what comes next: Yes asks for the date, the amount, the banks at each end, the last four digits of each account and an optional proof of transfer upload. No asks how the gift will be given instead.
The donor ticks a plain statement that the money is a gift and not a loan, and signs on screen. Every letter is saved as a PDF in your FileIt vault, ready to send on to the lender with the bank evidence attached.

The mortgage gift letter form, page by page
1 Gift letter
Under The person giving the gift, the donor enters Donor's name, Donor's address, phone and email, then Relationship to the buyer, from parent and grandparent through to partner or fiancé(e), other relative and Other, which asks them to describe the relationship.
Under The gift come Buyer's full name, Gift amount and the Address of the property being bought, with optional Lender and Loan or application number. Where the money comes from offers savings, a sale of investments or property, a retirement account withdrawal or Other.
Has the gift already been transferred? splits the form. Yes reveals Date of transfer, Amount transferred, Sent from (bank name), Last 4 digits of the donor's account, Received into (bank name), the receiving account's last four digits and an optional Proof of transfer upload such as a statement. No asks How will the gift be given?: to the buyer before closing, directly to the closing agent, attorney or solicitor, or not decided yet.
Under Statement, the donor ticks Gift, not a loan, confirming no repayment is expected in money or services and that no part comes from anyone selling, building or arranging the sale. They sign and date, and there's an optional Buyer's signature for lenders that want both.
Make the template yours
- Swap in your lender's exact gift letter wording if it requires its own statement
- Make Proof of transfer required if your lender always asks for the donor's bank statement
- Change the currency for purchases outside the US
- Pre-fill the cover text with the property address when you send it for one purchase
- Remove the retirement account option if it never applies to your clients
- Add a second donor section for couples giving jointly
Tips for a better mortgage gift letter form
- Check what your lender needs before the money moves; some want the letter first, others want the transfer traceable on a statement
- Use one letter per donor so each gift can be matched to its own bank evidence
- Make sure the gift amount matches the transfer to the cent, or explain any difference
- Ask the donor to keep the statement showing the money leaving their account
- If you have questions about tax on large gifts, ask a qualified adviser; the form records the gift but doesn't assess it
Every response becomes a PDF in your vault
The signed letter is saved as a PDF in the vault folder you choose, titled with the donor's name and the date, with any proof of transfer attached. You're notified by email, and the donor can receive a copy of what they signed.
Download the PDF and send it to the lender with the rest of the application. If the lender later asks for the transfer evidence, it's already filed with the letter in your vault.
- Start from this template. It opens in the FileIt Forms designer — change any question, add pages, set the rules for when questions appear.
- Share it. Turn on a public link, or send it to people by email, each with their own link. They don’t need a FileIt account.
- Get the answers as PDFs. Each response is saved as a PDF in the vault folder you choose, with uploaded files attached — and listed in a Responses table you can export to CSV.
Mortgage gift letter form: frequently asked questions
Is this mortgage gift letter template free?
Yes. It's a starter template in FileIt's Forms app on every account, and you can change any of the wording.
Will my lender accept it?
Lenders set their own requirements, and some insist on their own form. This template covers the details most gift letters ask for, and you can edit the statement to match your lender's wording.
What if the money hasn't been sent yet?
Answer No to Has the gift already been transferred? and the form asks how the gift will be given instead. You can send a fresh letter with the transfer details once it moves.
Why does it ask for only the last 4 digits of the accounts?
That's usually enough to match the letter to a bank statement without putting full account numbers in another document.
Can the donor sign without printing anything?
Yes. They draw or type their signature on screen, and it appears on the PDF.
Does the donor need a FileIt account?
No. Send them the link by email or share it, and they fill it in and sign without signing up.
