What is the seasonal home maintenance checklist form template?
Most home repairs that cost real money start as small jobs that got skipped: gutters that overflowed into the foundation, a furnace that never got its filter changed, a water heater full of sediment. The jobs aren't hard. The hard part is remembering which ones belong to which time of year, and when you last did them.
This checklist starts by asking for the "Season". Pick spring and you'll see "Spring tasks done": clearing gutters, servicing the air conditioning, looking over the roof after winter, checking the deck and the slope of the soil. Pick fall and the list switches to sweeping the chimney, draining the outdoor taps, flushing the water heater and trimming branches near the roof. Summer and winter have their own lists too. You only ever see the tasks that fit the season you chose.
The second page records the details that are easy to forget: "HVAC filter last changed" and its size, "Smoke and CO alarms tested on", the water heater, "Gutters last cleaned", and the roof and exterior. If you hired a contractor you can add their name, the cost and the invoice. Each checklist is saved as a PDF in your FileIt vault, so a year from now you can see exactly what was done and when.

The seasonal home maintenance checklist form, page by page
1 Season & tasks
"Done by", the date, and an optional "Home" field for an address or nickname if you look after more than one place. Then choose the "Season": spring, summer, fall or winter. Only that season's checklist appears. Spring covers gutters, the air conditioning, the roof, screens, outdoor taps, the deck and grading. Summer is the AC filter, dryer vent, caulking, pests, irrigation and exterior paint. Fall brings gutters again, the furnace or boiler, the chimney, outdoor taps, weatherstripping, the water heater and trees. Winter is the furnace filter, pipe insulation, ice dams, humidity, emergency supplies and the sump pump.
2 Systems & notes
"HVAC filter last changed" and "Filter size", the date the alarms were tested and whether the batteries were replaced. "Water heater" records a flush, a check, a job not done, or a tankless unit. "Roof and exterior" is the one required question: if you saw anything other than no problems, the form asks what you noticed. A contractor question opens their name, the cost and an invoice upload. Notes, photos and the next planned check finish the page.
Make the template yours
- Rewrite the task lists for your climate — drop ice dams in the south, add hurricane prep on the coast
- Add tasks for a pool, septic system, solar panels or a well
- Switch the currency if you don't pay contractors in US dollars
- File each year's checklists into a vault folder for the house
- Share the form link with a partner or housemate so either of you can log the jobs
Tips for a better seasonal home maintenance checklist form
- Write the filter size down the first time — it saves a trip back to the store
- Test alarms with the button, not just by checking the light is on
- Take a photo of the roof from the same spot every season to spot changes
- Keep contractor invoices with the checklist so warranty claims are easy
- If a job keeps getting skipped, note why so you can plan around it next year
Every response becomes a PDF in your vault
Your checklist is saved as a PDF in your FileIt vault, with any photos and receipts attached. You get a copy by email if you've turned that on.
Over time the Responses table becomes the maintenance log for the house. Export it to CSV to see contractor costs for the year, or search it for "water heater" to see when it was last flushed.
- Start from this template. It opens in the FileIt Forms designer — change any question, add pages, set the rules for when questions appear.
- Share it. Turn on a public link, or send it to people by email, each with their own link. They don’t need a FileIt account.
- Get the answers as PDFs. Each response is saved as a PDF in the vault folder you choose, with uploaded files attached — and listed in a Responses table you can export to CSV.
Seasonal home maintenance checklist form: frequently asked questions
Is this home maintenance checklist free?
Yes. It's a starter template in FileIt's Forms app, which is available on every plan including free.
Why do I only see one season's tasks?
The task list depends on the season you choose, so the form stays short. Pick a different season to see its list.
Can I change the tasks?
Yes. Each season's list is a set of checkboxes you can edit, reorder or add to in the designer.
Does FileIt remind me when the next season comes round?
The form doesn't send reminders by itself. The "Next check planned" date is there so you can note when to come back.
Can I use it for a rental property?
Yes, though landlords may prefer a form that records the tenant too, such as the routine property inspection template.
