What is a partial rent payment agreement?
When a tenant can pay only part of the rent this month, taking the money and agreeing the rest by text leaves both sides exposed. The tenant has no record of what was agreed, and in some places a landlord who accepts partial rent without the right wording can lose a notice already served. A partial rent payment agreement records exactly what was paid, what's still owed and when.
Enter the rent due, the amount paid and the date, and the balance, with or without a late fee (left blank, it's waived if the balance is paid on time). Set the date the balance is due, optional instalments and how to pay. Then choose how the landlord's rights are handled: fully reserved, or no notice or proceedings while the tenant keeps to the agreement. If a payment is missed the balance becomes due at once, and the agreement points out that local rules on partial payments and eviction come first.

Tips before you send it
- Check local law before accepting partial rent after a notice. In some places it can cancel the notice unless specific steps are followed.
- If the tenant is behind for more than one month, a rent arrears repayment agreement fits better.
- Give a receipt for every payment and keep it with this agreement in your vault.
- Late fees are capped or limited in many places. Leave the fee blank to waive it.

Partial rent payment agreement: frequently asked questions
Does accepting partial rent waive the landlord's rights?
The default option says it doesn't. Rights are reserved for the unpaid balance and any notice already given. Local law may still treat partial payments differently, which is why the agreement says local law comes first.
Can the balance be paid in instalments?
Yes. List the instalment amounts and dates. If any instalment is missed, the whole remaining balance becomes due.
How is this different from a rent arrears repayment agreement?
This one covers a shortfall in one rent period, due by a single date. A rent arrears repayment agreement spreads larger overdue rent over several months on top of current rent.
Can it be signed electronically?
Yes, generally. It's an everyday agreement covered by e-signature laws such as the US ESIGN Act and UETA, eIDAS and UK law. FileIt keeps an audit trail and a Certificate of Completion.
