What is a siding installation contract?
The biggest surprise in a siding job is what's behind the old siding. Rotten sheathing and soft framing only show up once the walls are open, and a homeowner who wasn't told what that costs can feel ambushed mid-job. Good siding contracts set the unit prices for that repair work before anything comes off the house.
This template records the walls and areas included, whether old siding is removed or covered, the siding product, profile and colour, trim, soffit and fascia, and the weather barrier. It sets unit prices for replacing sheathing and repairing framing, with an optional allowance the contractor can use without stopping so walls aren't left open. It covers hazardous materials, permits and HOA approvals, site access and clean-up with a nail sweep, the schedule and weather delays, the price, deposit and payment schedule, a final walk-through, payment of subcontractors and suppliers, a workmanship warranty in years separate from manufacturer warranties, changes and cancellation rights.

Tips before you send it
- Photograph every area of rot before repairing it. The agreement requires photos whether or not the homeowner approves first.
- Many places license home improvement contractors, cap deposits and require a cancellation notice for contracts signed at home. Check before sending.
- Give the homeowner the manufacturer warranty documents on completion and remind them if registration is needed.
- Keep enough siding from the same production run for future repairs, and agree who keeps the leftovers.

Siding installation contract: frequently asked questions
What if rotten wood is found behind the old siding?
The contractor photographs it and repairs it at the unit prices in the contract. With an allowance set, repairs up to that total go ahead without stopping. Beyond it, the homeowner approves first.
Who gets the permit?
You choose: the contractor gets it with the fee included or added at cost, or both sides confirm none is needed. HOA approvals stay with the homeowner unless agreed otherwise.
What's the difference between the two warranties?
The contractor covers its installation for the years you set. The siding, trim and wrap are covered by their manufacturers under their own terms.
Can old siding be left on and covered?
The template offers that option only where the manufacturer and local rules allow it. Removal and disposal is the default.
Can the homeowner sign electronically?
Yes. E-signatures are generally valid for home improvement contracts in the US, UK, EU and Canada, though some places add notice rules for contracts signed at home. FileIt keeps an audit trail with the signed PDF.
