What is a mold remediation contract?

Mold remediation goes wrong when expectations are vague. The customer expects the problem gone for good; the company knows that without fixing the leak behind the wall it will come back. A mold remediation contract ties the work to the areas, the moisture source and an agreed clearance check.

This template records any assessment the work relies on, the affected areas and an editable remediation scope with containment, HEPA air scrubbers, removal of porous materials, cleaning, drying and treatment. It names the moisture source and who fixes it, and makes clear regrowth isn't covered if it isn't fixed. It sets occupant precautions and medical advice, HVAC shut-off, decisions about affected belongings, and a stop rule for asbestos and lead. Disposal, rebuilding (excluded, included or quoted), and clearance by an independent assessor or the company are spelled out, with a re-clean and re-test if the company's work fails. Price, deposit, balance, insurance cooperation and a plain list of what is not guaranteed complete it.

Tips before you send it

  • Some places license mold assessors and remediators and don't allow one company to do both on the same job. Check local rules.
  • Get the moisture source fixed before or during the work. The contract says regrowth from an unfixed source isn't the company's responsibility.
  • Independent clearance testing protects both sides. If you test your own work, say so plainly, as the visual-inspection option does.
  • Photograph belongings affected by mold and get the customer's decision before anything is thrown away.

Mold remediation contract: frequently asked questions

Does the contract guarantee the house will be mold-free?

No. It explains that spores are naturally present in air and doesn't promise the property will be free of all mold, that it won't regrow, or that symptoms will improve. The company warrants reasonable care and skill.

What if the mold goes further than expected?

The company stops, shows the customer and agrees any extra work and its price in writing before continuing.

How is clearance checked?

You choose: an independent assessor arranged by the customer, one arranged by the company in the price, or a visual inspection and moisture readings by the company only. If independent testing fails because of the company's work, it re-cleans and pays for one more test.

Can we stay at home during the work?

You choose whether occupants may stay but keep out of the containment, or should stay elsewhere. Anyone with health concerns should get medical advice.

Can I sign it electronically?

Yes. E-signatures are generally valid for home service and remediation contracts in the US, UK, EU and Canada. FileIt keeps an audit trail with the signed PDF.
