What is a lease non-renewal notice?
When a fixed-term lease is coming to an end and the landlord doesn't want to renew it or let it roll on, the tenant needs clear written notice. Whether that is enough to end the tenancy depends heavily on local law — some places require a reason, a set notice period, a prescribed form or a court process.
This notice states the lease, the end date and that it won't continue on a periodic basis, with an optional reason and the clause relied on. It explains the move-out steps and key return, the inspection, and the deposit, and keeps the tenant's rights intact. The tenant signs to acknowledge receipt only.

Tips before you send it
- Check local law first — in many places a fixed-term tenancy doesn't simply end on its end date.
- If an official form or court process is required, this notice can't replace it.
- Some tenancies (rent-controlled or protected ones) restrict non-renewal altogether.
- Keep the signed acknowledgement with the lease in your vault.

Lease non-renewal notice: frequently asked questions
Does a non-renewal notice guarantee the tenant will leave?
No. It records the landlord's notice. If the law requires a specific reason, notice period, form or court order, the tenancy ends only when and as the law allows, and the notice says so.
Does the tenant's signature mean they agree?
No. It confirms receipt only and says it doesn't mean the tenant agrees the notice is valid or waives any right.
Is this the same as a notice to vacate?
No. A notice to vacate is the tenant telling the landlord they're leaving. This is the landlord telling the tenant the lease won't be renewed.
Is an e-signed lease notice valid?
Electronic signatures are generally accepted for ordinary agreements like a lease notice in the US (ESIGN Act and UETA), the UK, the EU (eIDAS) and Canada, though local rules can add requirements. FileIt keeps an audit trail and a Certificate of Completion with the signed PDF.
