What is a landlord consent to short-term rental?
Most leases forbid subletting, and a tenant listing their rental on a short-stay platform without permission is a common cause of disputes. Some landlords are happy to allow it with limits. This consent gives that written permission and stays practical about local rules: many cities require registration, cap nights per year, or allow hosting only in a primary residence.
You choose whether the tenant may let a private room, the whole home while away, or either. Name the platforms allowed and set the minimum stay, the most guests at a time and the most nights a year. List the house rules for every listing. Choose who registers with the local authority, and add a minimum host liability cover, an optional share of booking income and an extra deposit. The landlord can revoke the consent on notice you set, or at once for serious problems, and the lease continues.

Tips before you send it
- Check local law before agreeing. Some places ban whole-home short lets, cap nights, or require the host to live there.
- Check your own landlord insurance and mortgage terms. Many exclude short-term letting unless you tell them.
- Ask for the yearly total of nights let so you can see that local caps are respected.
- Make sure door codes change between guests and that guests only get keys to shared areas you have approved.

Landlord consent to short-term rental: frequently asked questions
Is this the same as a co-hosting agreement?
No. A co-hosting agreement is between a host and someone who helps run the listing. This consent is between the landlord and the tenant, giving permission to host at all.
Does the consent make hosting legal?
No. It is the landlord's permission only. The tenant still needs any registration or permit, and the landlord can end the consent if the law, building or insurer prohibits it.
Can the landlord take a share of the income?
You can set a percentage and choose how it's calculated. It applies as far as the law allows. Leave it blank and the consent says the landlord takes no share.
What happens to bookings if consent is revoked?
On ordinary notice, confirmed bookings that end within the notice period are honoured and no new ones are taken. For serious damage, broken limits or a legal requirement, the landlord can revoke at once and future bookings are cancelled.
