What is a notice of lease violation?
Noise after midnight, a dog the lease doesn't allow, an extra occupant, a parked trailer: most lease problems can be solved once the tenant knows clearly what is wrong. A written notice of violation does that and gives both sides a dated record if the problem carries on.
This template asks you to name the lease term, describe what happened in factual terms and list any earlier reminders. It sets the correction and a date to put it right, explains what may follow, and invites the tenant to explain or point to a repair or health need behind the issue. It does not end the tenancy, and the tenant signs to confirm receipt without admitting anything.

Tips before you send it
- Write down facts, not conclusions: "music audible in flat 3 at 12:40 am on 9 October" is stronger than "constant partying".
- Check local law before setting the deadline; some places fix a minimum cure period or a set form for formal notices.
- Listen to the reply. A leak, a disability or a misunderstanding sometimes explains the problem.
- Save the notice and any reply with the lease in your vault, so the history is easy to find later.

Notice of lease violation: frequently asked questions
Does this notice start an eviction?
No. It is a warning that says what must change and by when. It states that it does not end the tenancy, and any formal step later would follow the process the law requires.
What if the tenant disagrees?
The notice invites the tenant to explain and says the landlord will consider what they send before deciding on a next step. Their signature confirms receipt only.
Can I use it for a breach of building rules?
Yes, where the lease makes those rules part of the tenancy. Choose the building rules option and name the rule as well as the lease clause that brings it in.
Will an e-signed acknowledgement hold up?
An electronic signature on an acknowledgement like this is generally accepted in the US, UK, EU and Canada. FileIt records when the notice was sent, opened and signed, and attaches a Certificate of Completion.
