What is a swimming pool addendum?
A pool makes a rental more appealing, and it also brings real safety and upkeep questions. Who keeps the water balanced? Who pays when the pump fails? What happens if a gate is left open? A pool addendum answers those questions before the first hot weekend.
This template records the pool or spa and the safety features in place, then lets you pick one of three maintenance set-ups: a pool service paid by the landlord, the tenant doing it with landlord-funded repairs, or a tenant-paid service. You also choose who pays the pool's water and power. It sets rules on supervision of children, swimming alone, diving, glass, guest numbers and pets, and is clear that the landlord's own legal duties remain.

Swimming pool addendum: frequently asked questions
Does the addendum protect the landlord from every pool claim?
No, and it doesn't try to. It puts responsibility for safe everyday use on the tenant, but states that the landlord keeps responsibility for their own negligence and for meeting the safety rules the law sets.
Can I ban guests from the pool?
The template sets a maximum number of guests and requires an adult from the household to be with them. You can set the number low, but a total ban isn't one of the built-in rules.
What if the pool has to be closed?
The landlord may close it for repairs or safety reasons, keeping the closure as short as reasonably possible, or after written notice if the rules are repeatedly broken.
Is an e-signed pool addendum enforceable?
Signing electronically is generally as valid as signing on paper for an addendum like this under the US ESIGN Act and UETA, eIDAS and UK law. Whether each clause is enforceable is a separate question for local law.
