What is a deck construction contract?

A deck is a small structure people stand on, often several feet off the ground and bolted to the side of a house. That makes the hidden parts matter: footings below frost depth, a properly flashed ledger, joist spacing that suits the boards, and railings that pass inspection. A deck construction contract fixes those details to the plans, so the owner knows what they are getting and the builder isn't asked to absorb surprises.

This template covers new decks, demolish-and-rebuild jobs and resurfacing an existing frame. It records the plan reference, the size, shape and height, the structure and footings, and the decking, railings and finishes. It requires building to code and the manufacturers' instructions, sets who handles permits and inspections, and stops work from being covered before an inspection passes. Rot found at the house connection is priced before repair. Payments follow stages such as footings passing inspection and decking laid. Changes go in writing, the final walk-through produces a punch list, and the contract offers a workmanship warranty and an optional structural warranty on the frame and footings.

Using the deck construction contract, step by step

1 Point to the plans

2 Settle permits

Choose who applies for the permit and books inspections, or confirm none is needed after checking with the building department.

3 Set price and stages

Enter the contract price and edit the pre-filled four-stage payment schedule to match how you work.

4 Dates, warranties and send

Add the start and completion dates, the workmanship warranty and an optional structural warranty, and the governing law. Send it to the owner.

Tips before you send it

  • Tie payments to inspections where you can. Owners are more comfortable paying when an inspector has signed off the stage.
  • Check the ledger area before you quote. Rot in the rim joist is the most common hidden cost on an attached deck.
  • If the owner plans a hot tub or heavy planters, design for them now. The warranty excludes loads not allowed for in the plans.
  • Give the owner the board manufacturer's care guide and warranty registration details at handover.

Deck construction contract: frequently asked questions

What if the house wall is rotten where the deck attaches?

The contractor shows the owner and prices the repair, and doesn't continue that part of the work until the owner decides. The same applies to unsound footings on an old deck.

Are lighting and staining included?

Not unless they appear in the plans. The template lists electrical work, lighting, hot tub supports, roofs, pergolas and staining or sealing as extras by default.

What do the two warranties cover?

The workmanship warranty covers loose boards, railings, steps and other defects in the work. The optional structural warranty covers failure of the frame, ledger connection and footings caused by the contractor's workmanship, for the years you set.

Is an e-signed deck contract valid?

Electronic signatures are generally valid for home improvement contracts in the US, UK, EU and Canada, though some places add notice rules for contracts signed at home. FileIt keeps an audit trail and Certificate of Completion with the signed PDF.

Is the template free?

Yes. It's free with FileIt eSignature, and the owner signs from the email link without an account.
