What is a long-term house guest agreement?

Putting up a friend between flats, a sibling after a breakup or a cousin starting a new job is a generous thing to do. It also tends to go wrong in small ways: dishes, late nights, overnight visitors, an end date that keeps slipping. A long-term house guest agreement says what both of you expect, before anyone has to bring it up.

This template records the host, the guest, the home and where the guest sleeps, the arrival date and the expected departure. It sets an optional weekly or monthly contribution towards household costs, which it says is not rent, and how food works. It covers house rules, the guest's chores, visitors, privacy and damage, and whether post can come to the home. Either side can end the stay early with the notice you choose. It describes the stay as a personal arrangement in the host's own home, not a tenancy, and suggests checking local law for stays that run for many months.

Using the long-term house guest agreement, step by step

1 Set the dates and space

Enter both names, the address, where the guest will sleep, and the arrival and expected departure dates.

2 Agree the contribution

Enter a weekly or monthly contribution and what it covers, or leave it empty for a free stay. Choose how food works.

3 Write the house rules

Edit the house rules and chores to match your home and choose the visitors rule.

4 Set the notice and sign

Choose how many days' notice either of you gives to end the stay early. Send it to your guest to sign.

Tips before you send it

  • Put a real departure date in, even if it's a guess. It's far easier to extend a date than to invent one later.
  • A contribution towards food and bills is fair and usually welcome. Calling it a contribution rather than rent reflects that the guest shares your home.
  • Decide about overnight visitors before it comes up, not on the night.
  • If the stay could run for many months, or the guest will have their own self-contained space, check how local law treats it. A room rental agreement may fit better.
  • Agree a weekly ten-minute catch-up so small things get said early.

Long-term house guest agreement: frequently asked questions

Is this a tenancy or room rental?

No. It's written for a guest who shares the host's home, with a contribution to costs rather than rent. Whether local law sees a long stay as a tenancy can depend on the facts and where you live. For a paid lodger, use the room rental agreement.

Can I ask a guest to leave early?

Yes. Either of you can end the stay with the notice you choose, or straight away if the guest seriously breaks the rules or someone in the home is put at risk.

Should a guest pay anything?

That's up to you. The contribution is optional. Many hosts ask for a share of food and bills on longer stays, and the template records what it covers.

Is signing it online enough?

For a personal arrangement like this, an electronic signature gives you both a clear, dated record. FileIt adds an audit trail and a Certificate of Completion to the PDF.
